Managing Partner

Patrick co-founded South Street and serves as its Managing Partner focusing on all aspects of the firm’s businesses. Patrick is also a member of South Street’s Investment Committee. Previously, Patrick was a Partner at Discovery Land Company, a developer of high-end private golf communities. Patrick’s focus was acquisitions, finance, project management, and operations oversight across the entire portfolio of communities. Prior to joining Discovery, Patrick served in a number of roles at Terrabrook, a management subsidiary of Westbrook Partners and the largest owner and developer of master planned communities in the country.

Patrick began his real estate career in Washington, DC as a consultant with Ernst & Young’s Kenneth Leventhal Real Estate Group and KPMG’s Real Estate, Mortgage and Hospitality Group. Patrick graduated from the University of North Carolina at Chapel Hill with a bachelor’s degree in Business Administration from the Kenan-Flagler Business School.
Jordan Phillips

Jordan Phillips

Partner

Jordan co-founded South Street and focuses on asset management and finance across the portfolio. In addition, Jordan serves on South Street’s Investment Committee. Previously, Jordan was with Discovery Land Company, a developer of high-end private golf club communities. During his tenure there, Jordan had direct involvement in all areas of the company’s operation which led to lengthy stints in The Bahamas, Mexico, and Scottsdale, Arizona.

Prior to joining Discovery, he worked for Inter-Asia Venture Management in Hong Kong, China. Jordan received a bachelor’s degree in Economics from the University of North Carolina at Chapel Hill.

Chris has been with South Street since its inception in 2009 and is primarily focused on the firm’s acquisitions and capital markets businesses. Chris is also a member of South Street’s Investment Committee. Previously, Chris oversaw acquisitions in the real estate group at Summit Capital Management, a private equity firm with over $300 million of assets under management. At Summit, Chris focused primarily on opportunistic, middle market real estate investments throughout the U.S. as well as the development of a high-end private golf club business. Chris graduated from the University of North Carolina at Chapel Hill with a bachelor’s degree in American History.

Will joined South Street Partners in 2012 and focuses on the firm’s acquisitions, development and capital markets businesses. Will is also a member of South Street’s Investment Committee. Previously, Will was Vice President of Investments for Crescent Resources, a $1 billion+ real estate development and investment company headquartered in Charlotte, North Carolina. Prior to Crescent, Will worked for Hillwood Investments, a Dallas, Texas based development and investment firm and one of the top privately owned real estate companies in the country. Will began his career with Inter-Asia Venture Management in Hong Kong, China. Will received a bachelor’s degree in Economics from the University of North Carolina at Chapel Hill.

Scott Coblentz

President — Southeast Land Management

Scott is the President of South Street Partners’ Southeast Land Management, LLC, and shares management responsibilities across all 51 property level companies. He began his career with Bank of America’s Merrill Lynch Real Estate Investment Banking in Charlotte, North Carolina. Scott then served as the Director of Residential Finance and Investments at Crescent Communities, evaluating residential acquisition opportunities and providing asset management for all existing portfolio communities. He was a director with Princeton Communities in Charlotte, where he oversaw all facets of new development activities, negotiated all contracts on existing land development parcels sold to regional and national homebuilders, and managed sales and due diligence processes.

A Charlotte native, Scott holds an MBA from UNC Kenan-Flagler Business School in Chapel Hill and a bachelor’s degree in finance, summa cum laude, from Virginia Tech in Blacksburg, Virginia.

Henry’s responsibilities at South Street Partners include acquisitions, development, and asset management. Before joining South Street Partners, he was a senior associate at Fifth Third Securities in Charlotte, North Carolina, where he focused on both buy-side and sell-side mergers and acquisitions, and equity and debt capital raising assignments.

Prior to Fifth Third Securities, Henry worked for Challenger Capital Group, a Dallas, Texas based boutique investment bank which provided middle market mergers and acquisitions. He began his career with ORIX Corporate Capital in Dallas, where he provided middle-market companies with flexible capital for leveraged buyouts, recapitalizations, and acquisitions. A North Carolina native, Henry has a bachelor’s degree in business from the Southern Methodist University Cox School of Business.

Principal

Kendal is responsible for deal sourcing, acquisitions and asset management at South Street Partners. Previously, Kendal was a Senior Vice President at Northwood Investors in New York, NY, a real estate investment firm with $10B of assets under management. While there, she focused on evaluating real estate equity and debt investment opportunities and oversaw strategic portfolio management. Kendal began her career in the Real Estate Investment Banking group at Barclays. Kendal received a bachelor’s degree in finance from Georgetown University.

Peter’s responsibilities at South Street Partners include deal sourcing, acquisitions, and asset management. Before joining South Street Partners, he was a Vice President of Investment Banking at BTIG, a global financial services firm in San Francisco, California. While there, Peter’s responsibilities included equity and debt capital raising assignments and overseeing corporate mergers and acquisitions across the real estate sector.

Peter graduated from Southern Methodist University with a bachelor’s degree in economics with financial applications.

Head of Asset Management

Working as Vice President and Head of Asset Management for South Street Partners, Philip’s responsibilities include asset management and acquisitions.

Before coming on board with South Street Partners, he was a senior associate at Brookfield in New York, where he focused on the asset management of debt and REO investments. Prior to working at Brookfield, Philip worked at Situs, a real estate finance company, where he was part of a dedicated asset management platform for TPG Real Estate Finance. He graduated from the University of Georgia with a bachelor’s degree in finance and real estate. He currently lives in Charleston, South Carolina, with his wife and son.

Before joining South Street Partners, Wesley worked as a senior associate at O’Connor Capital Partners based in New York, NY. There, he acted as an acquisitions generalist working across all major asset classes for the firm’s U.S. dedicated investment vehicles. Wesley graduated from the University of Georgia with a bachelor’s degree in real estate from the Terry College of Business.

His past experience includes working as an associate at CSM Capital Corporation, a multifamily office in New York City with approximately $1.2 billion under management. While there, John focused on sourcing and underwriting real estate investments and asset management. He earned his MBA from UNC Kenan-Flagler Business School in Chapel Hill, North Carolina and graduated from Washington & Lee University with a bachelor’s degree in economics and politics.

Rylie’s responsibilities at South Street Partners as an associate include acquisitions and asset management.

Her prior experience as a member of the real estate investment team at Cascade Asset Management Company, the investment office for the Gates family and the Bill & Melinda Gates Foundation Trust, helped her hone her experience in developing real estate investment strategies and underwriting acquisition opportunities. Rylie is a CFA charter holder and earned her bachelor’s degree in accounting and finance from the Foster School of Business at the University of Washington.

Everette is an Associate at South Street actively involved in financial analysis, due diligence, and asset management activities related to new and existing investments. Before joining South Street, Everette worked in the Real Estate, Gaming, Lodging & Leisure investment banking group at Wells Fargo. There, he evaluated strategic alternatives for public and private companies and executed capital markets transactions. A North Carolina native, Everette graduated from the University of North Carolina at Chapel Hill with a bachelor’s degree in business administration.

Rob Duckett

President of Operations

Rob serves as President of The Cliffs and Vice President of Operations for South Street Partners. He brings over 30 years of experience working in the hospitality management industry, 23 of which has been in private club management.

Before joining South Street Partners, Rob spent the last 16 years of his career with the Discovery Land Company (DLC), holding management and executive positions at several communities and clubs, including CEO of Mountaintop Golf & Lake Club in Cashiers, North Carolina. Prior to that, Rob worked in DLC’s luxury communities in the Bahamas, Montana, and Cabo San Lucas, Mexico. He is a veteran of the United States Air Force and graduated from St. Joseph’s College with a bachelor’s degree in business administration.

Chris Calloway

Vice President of Homebuilding & Operations

Chris is the Operations Manager at The Cliffs and Vice President at South Street Partners. He is involved in all aspects of club operations, development and project management, and brings a wealth of expertise in private golf community operations.

Chris’ real estate career includes working as a director of the Heritage Golf Group, a boutique country club lifestyle owner and operator of private and daily fee golf clubs throughout the Southeast. His responsibilities included operations, development and project management across all owned properties. Chris received a bachelor’s degree in economics from The University of North Carolina at Chapel Hill.

Ray Pantlik

Vice President of Development

Ray brings over 40 years of luxury real estate development expertise to his role as Vice President of Development. Ray has coordinated design professionals, legal, and other service providers to secure government approval at all levels, and has overseen the contract administration – from construction through project closeout -- for golf courses and clubhouses, beach clubs, and residential real estate and recreational facilities. His projects with Kiawah Partners’ include Kiawah Island and Cassique in South Carolina, the Doonbeg Lodge & Golf Club in Ireland, Christophe Harbour, St. Kitts, in West Indies, and most recently, the launch of The Residences at Salamander–adjacent to the Salamander Resort & Spa in Middleburg, Virginia. Ray has a bachelor’s degree in civil engineering from the University of Tennessee. He and his wife live in Charleston, South Carolina.

Dixie Norris

Vice President of Human Resources

As South Street Partners’ Vice President of Human Resources, Dixie is responsible for overseeing more than 1,200 associates of the firm’s employee base. Her experience includes Human Resource management across multiple industries with a focus on hospitality.

Dixie served as Wyndham Vacation Rentals’ Regional Human Resources Director across six states, and as International Human Resources Director for Kiawah Partners, serving the U.S., St. Kitts, and Ireland. In addition, she owned and operated Lowcountry Human Resources Consulting, LLC. She is a graduate from the University of North Carolina, Wilmington with a Bachelor of Arts in communication studies, and she holds various Human Resources certifications. Dixie serves on the Board of Directors of Palmetto Goodwill and is a member of the Seasonal Employer Alliance. She lives in Charleston, South Carolina.

Pat Shedler

As the VP of Information Technology, Pat manages the technology needs for all South Street Partner entities.

Pat’s experience includes working as a customer service technician, onsite installer, trainer, software developer, and then as a consultant for Club Resort Solutions. Accepting a position to work exclusively for Kiawah Partners and Colleton River Plantation, Pat relocated to Charleston, South Carolina. He has overseen the IT Departments on Kiawah Island, Doonbeg Golf Club in Ireland, Christophe Harbour in St Kitts, and now The Cliffs in the Carolinas. Working for a Buffalo-based hospitality software developer while attending the State University of New York at Fredonia, Pat obtained a bachelor’s degree in business administration, with a concentration in management and a minor in computer science. He lives with his wife and son in Summerville, SC.

A marketing veteran with 22 years of industry experience, Amy’s focus as Vice President of Marketing for South Street Partners is to oversee the strategy and execution of marketing programs for corporate, development, real estate and club entities.

Prior to joining South Street, Amy served as Vice President of Marketing for The Cliffs as well as Chief Marketing Officer for Timbers Resorts, where she managed resort hospitality and real estate marketing for their global portfolio. A native South Carolinian, Amy returned to her roots after 17 years in Colorado. She has a BFA in art education from the University of Georgia and a BFA in graphic design from Trident College in Charleston, South Carolina. She is a passionate photographer and equestrian, and lives with her husband and twin girls in Charleston.

As South Street Partners’ Vice President of Finance, Kevin is responsible for finance across the portfolio. Immediately prior to joining South Street, Kevin was a Strategy Executive in Bank of America’s Corporate Real Estate group in Charlotte, after having spent several years in the group responsible for the Bank’s annual stress tests. Previously, he lived in New York and London and held multiple roles in the CFO organizations of American Express and Citi and started his career in public accounting with PwC. Kevin earned his MBA from UNC Kenan-Flagler Business School in Chapel Hill, NC and graduated from North Carolina State University with a bachelor’s degree in finance and accounting. He lives in Charleston, SC.

Bennette Cornwell

Investor Relations Manager + Accountant — Southeast Land Management

Bennette assists with day-to-day asset management responsibilities for South Street Partners’ land holdings in her role as Investor Relations Manager and Accountant.

A native of Greensboro, North Carolina, Bennette’s previous experience includes consulting, bookkeeping, human resources, event management, and fundraising. Formerly the assistant director of SECU Crystal Coast Hospice House, she prepared financial reports and managed strategic planning and marketing for fundraising events. Prior to SECU Crystal Coast Hospice House, Bennette worked in the hospitality space, providing office management and bookkeeping services. She graduated from East Carolina University with a bachelor’s degree in fine arts.
