Patrick Melton, Managing Partner

Patrick is the Managing Partner of South Street Partners where he has responsibilities for all aspects of the business including acquisitions, sales, development and operations. Previously, Patrick was a Partner at Discovery Land Company, a developer of high-end private golf communities including Kukio Golf and Beach Club on the Big Island of Hawaii, El Dorado Golf and Beach Club in Cabo San Lucas, Mexico, Baker’s Bay Golf and Ocean Club in The Bahamas and Mountaintop Golf and Lake Club in Cashiers, North Carolina among others. Patrick was focused on acquisitions, finance, project management and operations oversight across the entire portfolio of Discovery Land Company’s communities. Prior to joining Discovery, Patrick served in a number of roles at Terrabrook, a real estate development, investment and management subsidiary of Westbrook Partners. During his time at Terrabrook, they were the largest owner and developer of master planned communities in the country. Prior to Terrabrook, Patrick began his real estate career in Washington, DC as a consultant with Ernst & Young’s Kenneth Leventhal Real Estate Group and KPMG's Real Estate, Mortgage and Hospitality Group.

Patrick graduated from the University of North Carolina at Chapel Hill with a bachelor's degree in Business Administration from the Kenan-Flagler Business School. He currently resides in Charlotte, North Carolina with his wife and daughter.

Jordan Phillips, Partner

Jordan provides substantial experience in the acquisition, management, reporting and financing of real estate assets and is focused on asset management and operations and development oversight at South Street Partners. Jordan was previously with Discovery Land Company, a developer of second home golf course club communities including Kukio Golf and Beach Club on the Big Island of Hawaii, El Dorado Golf and Beach Club in Cabo San Lucas, Mexico, Baker’s Bay Golf and Ocean Club in The Bahamas and Mountaintop Golf and Lake Club in Cashiers, North Carolina among others. While at Discovery, Jordan had responsibility at a multitude of projects and was directly involved in all areas of the company’s operation. His tenure included lengthy stints in The Bahamas, Mexico and Scottsdale, Arizona. Prior to joining Discovery, Jordan worked for Inter-Asia Venture Management in Hong Kong, China, Asia’s oldest Venture Capital fund.

Jordan received a bachelor’s degree in Economics from the University of North Carolina at Chapel Hill. Jordan currently resides in Charleston, South Carolina with his wife.

Chris Randolph, Partner

In addition to deal sourcing, acquisition and asset management, Chris has responsibilities for sourcing and maintaining investor and capital relationships at South Street. He is also responsible for sales and marketing initiatives at South Street. He most recently ran acquisitions in the real estate group at Summit Capital Management, a private equity firm with over $300 million of assets under management. At Summit, Chris focused primarily on opportunistic middle market multifamily real estate investments. His responsibilities included evaluating potential development and acquisition opportunities in the multifamily and student housing sectors. He was also involved in Summit’s development of a high end private club golf course outside of Annapolis, MD. Prior to his tenure with Summit Capital Management, Chris’ background in real estate development and acquisitions was bolstered by his time spent with Ryan Homes, one of Washington DC’s largest home builders and developers of master planned communities.

Chris graduated from the University of North Carolina at Chapel Hill with a bachelor's degree in American History. Chris currently resides in Charleston, SC.

Will Culp, Partner

Will’s responsibilities at South Street Partners include deal sourcing, acquisition, equity and debt structuring and asset management. He was most recently Vice President of Investments for Crescent Resources, a $1 billion real estate development and investment company headquartered in Charlotte, NC with assets such as Palmetto Bluff located in Bluffton, South Carolina. At Crescent, Will was responsible for all existing residential portfolio asset management, all new residential investments, as well as leading a successful effort in completing a $100 million equity raise for the Company. Previous to Crescent, Will worked for Hillwood Investments, a Dallas, Texas based development and investment firm owned by Ross Perot, Jr. and one of the top privately owned real estate companies in the United States. Will’s responsibilities included asset management for Hillwood’s residential luxury investments including Spanish Oaks in Austin, Texas; Lost Canyons in Simi Valley, California; Playa Prieta in Costa Rica, Kaanapali in Hawaii and Bar BC in Jackson Hole, Wyoming. Will began his career with Inter-Asia Venture Management in Hong Kong, China, Asia’s oldest Venture Capital fund.

Will received a bachelor’s degree in Economics from the University of North Carolina at Chapel Hill. Will currently resides in Charlotte, North Carolina with his wife and son.

Earl "Phil" Phillips, Jr., Senior Advisor

Phil has decades of senior operating and board level experience in a variety of companies. In 1972 he co-founded and was CEO of First Factors Corporation, a financial services company, which was acquired by GE Capital in 1998. In addition, Phil was the Managing Partner in Showplace, Hamilton Properties and Phillips Interests, all real estate development and management companies specializing in the development of home furnishing showrooms and offices in High Point, NC. Phil was responsible for the development of 1M square feet of specialty show room space for International Home Furnishings Mart based in High Point. These projects were sold to Walton Street Capital in 2005. Phil served on the board of First Union Corporation from 1988 through 1998. In 2002, Phil was appointed by President George W. Bush as U.S. Ambassador to the Eastern Caribbean. Phil also served two terms as Chairman of the Board of Trustees of The University of North Carolina at Chapel Hill and served as a member of the UNC Endowment Board for sixteen years. He was appointed by the North Carolina General Assembly to a four year term on the University of North Carolina Board of Governors overseeing the sixteen campuses of the UNC system.

Phil is a graduate of University of North Carolina at Chapel Hill and Harvard Business School.
